1,360 total deeded acres - 637 +/- ac pasture - 723 +/- ac tame pasture mostly Crested wheat grass (Farmable acres). The estimate stocking rate is 50 cow/calf pairs year round or 150-175 yearlings for 3-4 months. The estimated hay production is .5+/- ton per acre depending on rainfall. Two wells are located by the wire trap. The first one is 115' deep and pumps 1-3 GPM and is currently hooked to solar panels. The 2nd one is 130' deep pumps 5 GPM and is an electric well. The 3rd well is on the North side of the place it is 300' currently hooked to solar but has power at the well it just needs to be hooked up. It pumps 15-20 GPM. There are two water tanks at the wire trap and a pipeline that runs north of the wire trap about 1/2 mile that feeds one metal ring tank. The fences are in average to below average condition. There is signs of gravel on the North side of the place but has never been core drilled to see what is there.
